Pacific Palisades

About Pacific Palisades, CA
Set between the Pacific Ocean and the Santa Monica Mountains, Pacific Palisades has long been one of California’s most distinctive coastal communities—known for ocean views, residential neighborhoods, natural beauty, and a strong sense of community.
The Palisades combines several different residential environments, from bluff-top and ocean-view properties to established neighborhoods, canyon settings, contemporary residences, and private estates. At its center, the Village provides a walkable gathering place for shopping, dining, and everyday conveniences, while beaches, parks, and trails connect residents to the surrounding landscape.
The community is currently moving through an important period of rebuilding and renewal following the January 2025 Palisades Fire. City-led recovery efforts continue to focus on rebuilding homes and infrastructure while preserving the character that has long defined the neighborhood.
For buyers and homeowners, Pacific Palisades remains a uniquely California setting where coastal living, privacy, architecture, and outdoor access come together.
Pacific Palisades Real Estate Market
Pacific Palisades offers a wide range of distinctive residential properties.
The community has historically included traditional estates, contemporary architecture, Cape Cod-inspired residences, Mediterranean homes, canyon properties, condominiums, and dramatic ocean-view homes positioned along the bluffs and hillsides.
Individual areas—including the Alphabet Streets, Huntington Palisades, Riviera, Marquez Knolls, Castellammare, Rustic Canyon, and the Highlands—each offer a different setting and residential character.
Today, the market must also be understood within the context of the community’s ongoing rebuilding. Property condition, rebuilding status, lot characteristics, location, views, insurance considerations, architecture, and surrounding recovery activity can all meaningfully influence how individual properties are evaluated.
In a market with this level of nuance, experienced perspective matters.

Local Lifestyle
Pacific Palisades offers a lifestyle shaped as much by its natural surroundings as by its homes.
Mornings might begin with a walk toward the coast, time on a nearby trail, or coffee in the Village. The Santa Monica Mountains rise directly behind the community, creating easy access to hiking and recreation, while the Pacific Ocean defines its western edge.
Temescal Gateway Park reopened in July 2026 following extensive post-fire restoration. The 141-acre park again offers access to scenic trails, picnic areas, canyon landscapes, and connections into the surrounding mountain trail system, although some routes remain under restoration.
Will Rogers State Historic Park has also reopened with limited access following significant fire damage. Portions of its open space, polo field, picnic areas, and trails are available while restoration continues.
Along the coast, Will Rogers State Beach remains a destination for walking, cycling, volleyball, and time by the water, with some facilities currently affected by recovery-related restrictions.
The result is a lifestyle unmistakably connected to California—coastal, active, residential, and surrounded by nature.

Dining, Entertainment & Shopping
At the center of the community is Palisades Village, a walkable destination for shopping, dining, cafés, wellness, entertainment, and neighborhood gathering.
Following extensive restoration after the 2025 fire, Palisades Village officially reopened to the public on August 15, 2026, marking an important milestone in the community’s recovery.
The Village brings together fashion, specialty retail, restaurants, coffee shops, wellness destinations, and the Bay Theater within a landscaped open-air setting.
Beyond the Village, nearby Santa Monica, Brentwood, and Malibu expand the range of dining, shopping, cultural experiences, and entertainment available within a relatively short drive.
Pacific Palisades offers something increasingly rare: a primarily residential coastal setting with everyday conveniences close to home.
